Rates and Policies

Room Rates

  • The Rose and Garden Rooms are $150.00 per night based on double occupancy, plus a 13% Hotel Occupancy Tax. During the Antique Fairs (Fall, Winter and Spring) a two night minimum stay is required and the rate is $175.00 per night based on double occupancy, plus 13% Hotel Occupancy Tax.   • The Terrace Room is $200.00 per night based on double occupancy, plus a 13% Hotel Occupancy Tax. During the Antique Fairs (Fall, Winter and Spring) a two night minimum stay is required and the rate is $225.00 per night based on double occupancy, plus 13% Hotel Occupancy Tax.   • The Barn is $250.00 per night, based on double occupancy, plus 13% Hotel Occupancy Tax. During the Antique Fairs (Fall, Winter and Spring) a two night minimum stay is required and the nightly rate is $325.00, based on double occupancy, plus 13% Hotel Occupancy Tax. Amenities

  • All rooms include Wi-Fi, TV, blow dryer, iron and ironing board.
  • A roll away bed is available with prior arrangements.
  • For guests in The Rose, Garden and Terrace Rooms a continental style breakfast with baked goods, fruit, coffee, tea, juice and cereal choices will be available. During the Antiques Fairs cereal, toast, juice, coffee and tea will be available for breakfast.

Deposits and Payment

  • A deposit of 50% of the entire stay is required when making the reservation. For the Antique Fairs the balance for your total stay is due 30 days prior to your arrival date. For the Antique Fairs, deposits are refundable if a cancellation is made 4 weeks prior to stay, less a $50.00 cancellation fee. If a cancellation is made less than 4 weeks prior to reservation, the deposit, less a $50.00 cancellation fee will be refunded only if the room is rented by another guest. All other times deposits less a $50.00 cancellation fee are refundable one week prior to arrival. Guests who choose to shorten their stay while in residence, are responsible for the full balance of their reservation.
  • We accept checks, cash, Venmo and Paypal or you can pay on our secure site with a credit card.

Policies

  • Check in is 3:00 pm – 6:00 pm, and may be available earlier with prior arrangements. Please notify us of your arrival time and if you have any special requests.
  • A valid credit card will be required to be on file for check in to settle account balance if needed and to cover any damages.
  • Check out is 11:00 am, and may be extended later with prior notice depending on availability of rooms.
  • The Rose Inn Round Top is a smoke free environment. A supplemental cleaning fee of $150 will be charged for any guests who smoke in the guest rooms, Barn or garage.
  • In consideration of our other guests, pets are not permitted on the property. A supplemental cleaning fee of $150 will be charged if a pet is brought by a guest or is discovered on the premises.
  • If there are any damages to the property or any furnishings including furniture, fabrics, linens, fixtures, art, etc., the proprietor will assess such damage and determine the cost to repair or replace such items and such costs will be billed to the credit card on file.
